What that means in practice
What we do is generate a state-specific demand letter from attorney-pre-reviewed templates and structured information you provide, then mail it via USPS Certified Mail on your behalf. That's a useful tool, but it's not a substitute for an attorney who knows the specifics of your case.
Here's the line we draw:
What we do
- Provide self-help templates that have been reviewed by a licensed attorney in your state before publication;
- Ask structured questions and use your answers to fill in those templates;
- Quote your state's statutory text verbatim and compute deadlines specific to your move-out date;
- Print and mail the letter via USPS Certified Mail with delivery tracking;
- Provide general legal information ("In Florida, landlords have 15 days under § 83.49…") sourced from public statutes.
What we don't do
- Analyze the specific facts of your case and recommend a course of action;
- Predict whether your case will succeed or estimate damages you will recover;
- Represent you in court or in any negotiation;
- File documents in court on your behalf;
- Provide advice about whether you should pursue your claim, settle, or walk away;
- Substitute for a lawyer in any sense.
When to talk to a lawyer instead
Some situations are not a good fit for a self-help template tool. Talk to a tenants' rights attorney in your state if any of the following apply:
- You're being evicted or threatened with eviction;
- The dispute involves more than the security deposit (e.g., unpaid rent, broken lease damages);
- You signed something in connection with move-out that may waive your rights;
- Your landlord has retained a lawyer or is alleging serious damage to the property;
- The amount in dispute is large enough that the cost of an attorney is justified;
- You're not sure whether the deposit was lawfully held in the first place.
Most states have free or low-cost tenants' rights legal-aid organizations. Your state bar's website has a referral directory. Many initial consultations are free.
About attorney sign-off on our templates
Every state's letter template is reviewed by an attorney licensed in that state before it ships. The "Reviewed by [attorney name, bar number] on [date]" line on each state page reflects this review.
This review is not legal advice to you. It means the attorney reviewed the template for accuracy as of the review date — that the cited statutes are correct, the prose is professionally appropriate, the statutory deadlines are right. The attorney does not know your specific facts and is not your lawyer.
Accuracy
State laws change. We run quarterly diff checks against state legislature sources and update our data when statutes are amended. Despite that, we make no warranty that the law cited in your letter is current as of the moment your letter is mailed. If you have any reason to doubt accuracy for your case, consult a licensed attorney before relying on the letter.
No outcome guarantee
A demand letter is a tool, not a magic spell. Most landlords respond to a properly-formatted certified demand letter — but some don't. Some states have stronger renter remedies than others. Some landlords will pay; some will refuse and force you to small-claims court; some will file counterclaims. Your outcome depends on the specific facts of your case, your state's law, and the landlord's behavior.
